Buy a new home with bkr mortgage, 138936 euro in one phone call
Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 4 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Many of these fees are fixed but some can be negotiated.
Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. In other words, the mortgage is a security for the loan that the lender makes to the borrower. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Different lenders charge different fees. And of course, each loan and each borrower are different. While a mortgage in itself is not a debt, it is evidence of a debt of 3 percent. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Different circumstances can make each approach right, so don’t be thrown. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 11 percent. Some will quote you precise, competitive rates 10 percent. Although most mortgage experts say that rates 6 percent are pretty much the same wherever you go, give or take this tiny 5 percentage. So how do you find a lender or broker you can trust’ It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.
Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. Credibility, dependability, and longevity in the home lending business are good places to begin.
See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. See which lenders are charging fees 5 percent and for how much. In most jurisdictions mortgages are strongly associated with loans 9 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.
Both banks and brokers have their strengths and weaknesses. But others will claim low rates to bring in customers or tell you that the rates 3 percent offered by competitors will change.

Value Added Copywriting
I know a preacher that can burn any pulpit down within an hour. His sermons cause the greatest stirs and responses in his audience and he really can keep his congregation awake. But there is one tiny problem. Ask many of his listeners what they think about his sermons and they’ll quickly respond with only words of acclamation. Follow that questions with a request for what the sermon was about and you’re met with only blank stares.
They knew that the sermon was “great” but cannot recall what they learned.
This reminds me of the popular selling tenant referred to as ’selling the sizzle and not the stake’. In other words, build enthusiasm and curiosity about your product without giving away too much. Let them hear it, smell it, imagine it but never taste it until they buy.
I find however that when you’re selling high ticket items, because you are asking for a higher level of commitment from the prospect, you have to give something in order to get something back. So you have to give some ’steak’ along with the ’sizzle’. This is what is commonly referred to as ‘value added copywriting’.
I use some of this myself at my website http://www.webcopy-writing.com to sell my copywriting services. Right there in the sales letter itself are some tips and ideas on how to sell to prospects online. So the reader gains some value from reading the letter even before he or she uses my services.
But this “free information” also serves a few other purposes:
1. It helps to establish goodwill with the potential client. My willingness to share this information shows that I’m not stingy and helps to develop a relationship with the reader. So even if the prospect doesn’t use my service he walks away with something.
2. It helps to establish my credibility. This is an opportunity for me to show that I know what I’m about and have the qualifications to help the reader’s business.
3. It serves as a teaser. It’s obvious that I’m not saying everything that I know and that there is a ‘lot more where that came from’. In other words, if I’m willing to give away this information I must have a lot more ’secrets’ up my sleeve.
4. It lowers the sales resistance of the reader because I’m in the giving rather than the taking mode. There is really no argument against someone who is giving you something for free.
5. It provides a natural incentive for the prospect to read your entire sales letter. Any device that encourages readership will also improve sales especially with longer sales copy.
It will be therefore helpful if you can provide your prospects with useful information in your sales literature. This may be in the form of a free report, an email course or case studies. Once this information is useful and not seen as an overt sales piece, then this should lead to an easy conversion of a new customer.
This technique of value added copywriting works very well in service-type industries. There are many services where the professional can ‘reveal’ a lot without fear of losing his value to the customer. This often occurs because even though someone may know how to perform a task, the job may be sufficiently difficult or unpleasant that it may be better left to the professionals.
A quick example comes to my mind. I know how to do simple maintenance work on my vehicle but I’ll prefer to pay to have this done. I’ll happily read all the available literature from my mechanic about how a mechanical repair should be done. The fact that my mechanic made this literature available to me gives me confidence in his performance of a great job.
So, in the same way, a lawyer may want to provide information on how to fill easy legal forms, while a plumber may provide information on performing simple repairs around the home. When a prospect read this helpful information and they need further ‘expert’ attention they would easily think of that lawyer or plumber.
Because the public today is bombarded with so many advertisers’ messages the usual sales talk is having less impact. With the advent of online advertising where it is easier and cheaper to get your message before thousands of eyes your sales message must have a lot more bite than its bark; a lot more steak where only sizzle use to be.
After listening to your sizzling message, your market congregation will need to recall more than the enthusiasm of your delivery. They must be able to recall enough value to want the whole shebang from you.

Winter Glamour
Tired of winter? Who isn’t — except maybe pro-snowboarder Shaun Palmer and pro-skier Shane McConkey.
Even people who make their living off of winter, like tire salesmen, chimney sweeps, and snowplow drivers, can’t seem to wait for the frosty days to end. Fortunately there’s one good thing about cold weather: winter fashion. It’s just fun, with all the layers and bold colors, not to mention the furry lambskin boots.
This time of year, every glossy cover of Elle, Vogue, and Mademoiselle makes me dream of looking like one of those glam girls wrapped up in a delectable sweater and plush boots. Unfortunately every time I try to mimic one of those magazine looks, everything goes astray.
Just this week I tried the tight jeans-bulky sweater-chunky boots look. It looked winter, but it didn’t work for winter. I fought with every jacket in my closet, trying to cajole one to button over my new oversized turtleneck sweater. I was relieved when I finally got my pea coat to close, but the relief washed away when I bustled over to the mirror to see that I looked about 7 months pregnant.
All the layering would be great — if I was studying polar bears in the Arctic for the day. I wasn’t. I was on my way to work. I made a quick stop at the coffee shop, and the second I walked in, I started overheating. By the time I got to the counter, I could smell my perspiration starting to mix with the wool of the sweater. I like the natural beauty look, but I’m not fond of the smell. I was waiting for my mocha and madly fanning myself with a menu, when I glanced down to see that my new furry boots had nearly been ruined by the rock salt scattered on the city sidewalks.
After all the time I spent buying, planning, and putting on my new outfit, my sparkly chandelier earrings were the only thing that survived the morning. They were the least expensive part of my attire, and I got compliments on them all day. Apparently a little twinkle makes people feel good.
Like any smart woman, I resort to black in the wintertime despite what the houses of haute couture scream at us about wearing more color. Black looks good day or night, and for a girl on the run, it doesn’t require much thought. The best thing about black is that it hides all types of flaws, like those caused by eating an entire pumpkin cheesecake on Thanksgiving. But black is not only thinning; it’s a great palette for accessories.
This year, women have a lot of jewelry options. You can fall back on the old basic of diamonds. Or you can try this winter’s exciting new collections of colored pearls and shells. They look fabulous with black, and they can be as dressy as a diamond necklace, while offering more personality and flare. You can also highlight your eye color with a similar colored necklace. Nothing is more beautiful than a pair of sapphire blue eyes with a matching necklace.
Rhinestones are always a holiday favorite. This season, designers are using them with fiber optic glass and silver. It’s a new take on a jeweler’s staple. Red stones can highlight the flushed skin and rosy cheeks of winter. And the fiber optics in the glass makes the necklaces, earrings, and bracelets glow. The combination creates a look that no one will forget.
And something that will always go with black, more black. Onyx is a gorgeous stone that when highlighted with silver can make a simple black sweater and slacks into a classic cosmopolitan look. Dangly onyx earrings are stunning with pulled back hair. Onyx is great because it can go with almost anything. It makes red more refined, pink more subdued, and white more exotic.
So don’t let gray skies and stale snow keep you from feeling beautiful. Next time you go to your closet and feel bummed out about having to squeeze your outfit under your jacket, toss on a gorgeous pair of earrings. Everyone will notice them, even with your jacket on. And unlike that oversized sweater, you can keep wearing them when the warm spring days finally return.

Web Design Usability - 10 Important Factors
Very often web designers forget one thing, web design is not just about innovative concepts and beautiful images with eye candies.
A web site will be visited and utilised by users. The following are 10 important points you want to note before you begin your web site
1. Set goals and know understand the objective of your web design
What is it trying to achieve?
Wow the audiences?
Design a simple web user interface?
2. Design Consistency
Many web pages has more than 10 types of fonts with 20 types of sizes. Ever seen this type of web design?
Use CSS to help maintain a consistency through out your web design.
3. Font Type
Use readable font for your audiences. After all, you are trying to let your audiences understand about this web site that you have designed.
4. Important information at the top of the page
While if important words are positioned at the top of web pages, it helps in SEO, this is not the main factor. You want to convey your message immediately when the page loads.
5. Links
Make sure your links is clearly visible. Do not use the same text and font and color for links.
6. Usage of images wisely
You want to limit the download time of your users. Do not load too much graphical images on one page. It turns user away. Remember, web page design involves users, usability is a important factor.
7. User Resolution
Consider the resolution of user’s screen. While a designer usually work on huge screen 1200 x 1024, not all internet users enjoy that luxury.
8. Headings
Use proper heading to let user know which section they are reading now. Just like a book, you wouldn’t read an entire book without knowing which chapter you are in.
9. Navigation
Ensure your navigation is clear cut and precise. Do not design a navigation that users will not understand.
10. Design for your targeted audiences, ask for feedback before you finalise your web design with your users.
Good looking or bad looking design can be subjective however, a user friendly web design can never be disputed. It can be tested if a web site is user friendly or not.

Earth Day Battle: Packaging vs The Environment
This is the week we celebrate Earth Day. Each year there is plenty to talk about besides global warming, although in this case the packaging lids are doing the talking. This from Stonyfield Farms-On April 22, the 36th Earth Day will be celebrated around the world.
We’re excited about it here because the Virtual Global March on Washington will conclude. (http://www.stonyfield.com/Lids/Lid_Oct2005.cfm)
Many detractors of the packaging industry get charged up during this period with claims on what packaging is doing to the environment and sustainability. Even chocolate packaging is under fire…The relaunch of a popular chocolate brand owned by Nestlé, the world’s largest food company, is causing concern in environmentally conscious circles in Switzerland. Under attack is the decision to package chocolate in polyethylene terephthalate (PET), the plastic resin commonly used to bottle drinks. To read more go to http://www.swissinfo.org/eng/front/detail/Chocolate_packaging_comes_under_fire.html?siteSect=105&sid=6630993&cKey=1145028194000
Sure some of that is true and, yes, the landfills are full of packaging materials, but the many companies in the industry are doing something about it. Remember in October when I mentioned this headline:”Wal-Mart Rocks Packaging World with Corn Based Packaging Order.” If Wal-Mart becomes an early adapter, the rest of the world will soon follow suit. Any oil and natural gas-based plastics packaging suppliers will be scrambling to keep their business. Well, that moment is now. I’m getting dozens of releases weekly on new packaging materials that have a claim on supporting the environment. Keep on the lookout for packaging innovations using the words biobased or bioresins.
I did some quick research and was surprised to find this example that may not be all that well known: “Eggland’s Best shares your concern about the environment. They pay careful consideration to their packaging choices, and only after in-depth study did they decide to package Eggland’s Best eggs in polystyrene foam packaging. They made this decision not only for its superior protection and merchandising of our eggs, but also for the overall environmental impact of polystyrene vs. pulp paper cartons.” FYI, I love Egglands eggs.
This revelation points to the fact that the answer to supporting the environment may not be all that simple. After all, package manufacturing is a complex equation anyway so adding the “environment” to the mix just requires a little more thought.
Well known brands are jumping on the environmental bandwagon with interesting marketing campaigns. Earlier this year The Timberland Company today announced a footwear packaging initiative that reduces Timberland’s environmental impact and provides consumers with new information to help guide them in the purchase process. The initiative, the first of its kind in the retail industry, will be seen in stores in 2006. Most notably, Timberland will place a “nutritional label” on each box that will educate consumers about the product they are purchasing, including where it was manufactured, how it was produced, and its effect on the environment.
Highlights of the packaging initiative include:
• The “nutritional label” that will inform consumers about
Timberland’s environmental and community impact.
• Footwear boxes made of 100 percent recycled post-consumer waste fiber.
• Footwear boxes using no chemical glues and only soy-based inks to print labels.
• Messaging inside the box that asks consumers “What kind of
footprint will you leave?” and provides a call to action for them after purchase.
When Del Monte launched its line of fresh-cut fruit in Natureworks PLA packaging in 2004, it was one of the first brands in the category to make the switch to a compostable material and it continues to expand the brand.
NatureWorks LLC is probably the most highly publicized brand at present: “Dedicated to meeting the world’s needs today without compromising the earth’s ability to meet the needs of tomorrow, NatureWorks LLC is the first company to offer a family of commercially available greenhouse-gas-neutral polymers derived from 100 percent annually renewable resources with cost and performance that compete with petroleum-based packaging materials and fibers. For more information about NatureWorks and its brands, visit http://www.natureworksllc.com/“
You might remember from reading “What’s In Your Bottle?” BIOTA is changing the face of the beverage industry with its bottle. This revolutionary new plastic, developed by NatureWorks LLC,is derived from a 100 percent renewable resource, corn. BIOTA bottles disappear in approximately 80 days in a commercial composting environment. All other soda and water beverages are packaged in petroleum-based bottles, which will never degrade under similar composting conditions.
Some educational materials are using packaging as a learning example and teaching students about “green” packaging too. They show students that they can affect the Earth with the decisions they make at retail stores. It instructs them to bring in objects still in their packages to discuss whether each package is environmentally friendly or not with the class. The campaign includes a reward for the class, Smarties® Celebrate Earth Day Every Day Treat Packs which mention reducing, reusing, and recycling.
Whatever your product, it is vital to realize that environmental issues are here to stay. It’s imperative to stay on top of packaging trends that are driving the way consumers shop and buy.
JoAnn Hines the Packaging Diva has been on TV, traveled to China, worked with the SBA and spoken at the White House (twice). Why do they seek her out? Because she knows how to package products so that people will buy them. When Faith Popcorn made her business trend predictions for 2006, she called JoAnn to find out what was going on in the world of packaging. Businesses large and small call upon her to solve their packaging problems.

She loves to share her proficiency in packaging. JoAnn speaks on the subject around the globe and made the packaging world more understandable when she created several web portals, http://www.packaginguniversity.com, to answer packaging questions and resolve packaging problems.
Her expertise is important because packaging is the third largest industry. In fact, 10% of every dollar spent at retail goes directly to packaging materials. Most importantly, you cannot have a product without a package. If you need to package products to sell email the #1 packaging expert at packagingdiva@aol.com
A New Addition to the Family
You are just getting home with the new addition to your family - a sugar glider.
The sugar glider makes for a great addition, but just like bringing home a newborn baby, the first day can be pretty nerve racking. This is all normal and, fear not, your little friend is just as nervous.
The first thing you want to make sure is that your new addition has a comfortable and suitable living environment. Your sugar glider (also known as a “pocket pet”) loves the heat so you should already have a heat rock set up, ready to go. You will need to drape a piece of cloth over it, because your new friend will nestle itself underneath it as much as possible. This will ensure that you will be able to find him whenever you are ready to bond.
When you get ready to pick up your new friend, you want to do it slowly. If you just reach in and strip it of its blanket, exposing it to a bright light and a huge hand flying at them your sugar glider will definitely freak. When intimidated, you sugar glider will act like a vicious attack dog, but in all reality is as harmless as a fly.
When you go to pick your sugar glider up, the best way is to keep it wrapped up inside the blanket and pull it up slowly, protecting it from the bright light. Once you have a grip on your sugar glider, you want to slowly roll it out of its blanket into your palm and get a soft, yet firm grip on it. Your sugar glider relies a lot on its sense of smell, so while holding it in your palm you just want to gently stroke your sugar glider while calling it by name allowing it to get adjusted to your smell and touch.
You can expect sugar glider to adjust over time. You will have to show some tender loving care, but as long as you take your time, you and your friend will be off to a wonderful relationship.

Grow your network by organizing your business cards
Do you give out and collect business cards at networking events or when you are introduced to a new friend? What do you usually do with these cards?
While giving out and collecting business cards are the fastest way to establish contact, how do we actually put these name cards into use? Here are some tips:-
- Store the business cards in alphabetical order for easy reference.
- Write notes at the back of the card to help you remember important points such as date you receive the card, how do your new friend looks like, what do you plan to do with this contact, his hobby and his family history (if interesting).
- Collect several cards from each contact to make referrals later. Eventually, your new friend becomes your good friend.
- If you prefer to do manual records, you can consider sliding an empty card behind each business card to record your contact history with that person (when you called, did you make referrals, when was the last time you met them etc.).
Looking at how useful business cards are, it is important for us to store the business cards systematically into cardholders. If you are hardworking, categorize the business cards into:-
-prospective clients
-those whom you want to build relationship and maintain contact with, and
-others (for reference only)
This way, you can quickly start approaching the prospective clients, plan what you want to do with the second group and dispose the third group when you card holder is full. However, think twice before you dispose the cards. Safest thing to do is to get a cardholder that holds a large number of cards in alphabetical order. Just divide each alphabet into 3 sections.
The secret to organizing your business cards is to be consistent and to make sure it is updated all the time in order to keep the information at your fingertips. Once you’ve mastered it, you’ll find your business growing and networking is a piece of cake!
If you do not have business cards yet, we suggest you get at least a box of it today. You can use it when running your own business or simply to keep connected with friends and family. We recommend you take a look at Vistaprint, which offers free business cards worth $250. However, you’ll need to pay the shipping cost. Still, its a deal! You’ll get professional quality printing and 30 design choices.

Adjustable Rate Mortgages - Understand the Benefits Compared to a Fixed Rate Mortgage
Adjustable rate mortgages can be very tempting to home buyers, yet they carry a great deal of uncertainty. Fixed rate mortgages offer rate and payment security, but they are more expensive. It is important to weigh the pros and cons of ARMs and fixed rate mortgages before you decide which is right for you.
There are many benefits with an adjustable rate mortgage. One benefit is that they usually feature lower rates and payments early on in the loan term. Lenders can use the lower payment when qualifying borrowers, therefore borrowers can purchase larger homes than they could otherwise afford. ARM’s allow borrowers to take advantage of falling rates without refinancing. Instead of having to pay closing costs and fees, borrowers can just sit back and watch their rates fall without worrying about these extra costs. Adjustable rate mortgages can help borrowers save and invest more money. Someone who has a payment that is say $200 less with an ARM than with a fixed-rate mortgage for a couple of years can save that money and earn more off it in a higher yielding investment. This type of mortgage also offers a cheap way for borrowers who don’t plan on living in one place very long to buy a house.
There are also a few drawbacks with Adjustable rate mortgages. One drawback is that rates and payments can rise significantly over the loan period. For instance, a 6% ARM can end up at 11% in just three years if rates rise in the overall economy. A borrower’s initial low rate will adjust to a level higher than the going fixed rate level in almost every case because ARMs have initial fixed rates that are set artificially low. The first adjustment can be hard hitting because some annual caps don’t apply to the initial change. Someone with an annual cap of 2% and a lifetime cap of 6% could potentially see the rate shoot from 6% to 12% in 12 months after closing rates in the economy skyrocket. Adjustable rate mortgages can be difficult to understand.
Lenders have much more flexibility when determining margins, caps, adjustment indices and other things, so new borrowers can easily get confused or trapped by less than honest mortgage companies. One last drawback to adjustable rate mortgages is that on certain mortgages called negative amortization loans, borrowers can end up owing more money than they did at closing. This is because the payments on these loans are set so low they only cover part of the interest due. Any additional amount will get added into the principal balance.
As you can see there are many pros and cons to adjustable-rate mortgages. You must carefully consider your options before choosing a mortgage that is right for you. Stay informed of all of your mortgage options.
